KEY PROJECT ELEMENTS

Chasetown Civil Engineering was contracted by Countryside Partnerships (Vistry Group’s B2B brand) to redevelop a former open-cast coal mine and landfill site into a vibrant residential community. This challenging project required innovative solutions to address poor ground conditions, contaminated materials, and bespoke infrastructure needs. The scope included highways and associated infrastructure works, on-site and off-site Section 278 junctions, groundworks to damp course level for all residential plots, and external finishing works such as driveways, gardens, and fencing. Additionally, Chasetown Civil Engineering constructed 500m of spine road, foul and storm sewer systems, and implemented key environmental safeguards.

 

The site’s history as a landfill presented significant ground stability and contamination risks. Chasetown Civil Engineering employed advanced control measures, including segregating and stockpiling contaminated materials, monitoring gas levels during excavations, and utilising CS3 gas membranes to prevent future gas release. The team also implemented a bespoke road construction method involving geogrid membranes and mass stone infill to stabilize the ground. Residential plots were redesigned with raft foundations to replace the original piled solution, addressing depth and stability issues. Collaboration with the client and designer ensured that emerging challenges were resolved efficiently, with significant value engineering input from Chasetown Civil Engineering.

 

Environmental stewardship was integral to the project’s success. Recycled materials were prioritised, and eco-compound setups were deployed to minimise the carbon footprint. Local wildlife, including a badger sett, was accommodated and monitored. Throughout the project, Chasetown Civil Engineering engaged closely with surrounding residents, addressing concerns about noise, dust, and drainage issues. Effective stakeholder liaison, coupled with sustainable drainage solutions, ensured a positive community impact. The result was a transformative project that turned a challenging site into a sustainable and thriving residential development, demonstrating Chasetown Civil Engineering’s expertise in delivering complex civil engineering solutions.
